They can’t resolve the noise from above tenant due to building structure. Can I break the lease?

Seeking information regarding legal action for eviction, for a property acquired at auction.
Asked in Venango, PA | February 5, 2026I acquired a property at auction in the city of Venango, PA. Upon inspection, it was found that the previous owner remains on the property. On January 15th, we sent a letter requesting their departure, but have not yet received a response. I would like to know the legal procedure for their eviction, freeing up the property for my personal use. I would also like to know about the maintenance of the property before my definitive possession, such as cleaning, upkeep, insurance...
